  2. Below are the definitions for your reference:
    • Payment date refers to the monthly due date which is on every 4th of the month.
    • Monthly instalment refers to the monthly payment that you need to pay to the Bank once the financing has been approved and disbursed.
    • Profit Payment is the monthly profit payment amount which will be part of the total monthly instalment.
    • Principal Payment is the monthly principal payment amount which will be part of the total monthly instalment.
    • Outstanding Bank’s Sale Price (Bank’s Selling Price) is the sum of Outstanding Principal and Unearned Profit.
    • Outstanding Principal is the outstanding financing amount.
    • Unearned Profit is outstanding profit.
  3. This table indicates the payment of instalment by customer. The dates and values illustrated above may change according to a number of variables such as promptness of payments by customer, rounding adjustment, differing disbursement amount and rate.
  4. *Unearned Profit
    • Based on the Ibra’ illustration table above, the Unearned Profit amount at month zero (Row “0”) is also the total Profit Amount to be collected by the bank throughout the tenure for the applied financing. Please note that the total Profit Amount calculated will be rounded up to nearest Ringgit upon approval, where applicable.
    • Rebate (Ibra') will be granted upon early settlement or at the financing maturity, if any. Please refer to the "Unearned Profit" column for the indicative amount to be rebated before deduction of the early settlement charges (if any), assuming the Customer does settlement on the respective month.
  5. This table serves as an illustration and subject to the Bank’s approval.
  6. The Effective Profit Rate is between 6.40% per year to 7.32% per year depending on the financing tenure.
  7. The Flat Profit Rate for the purpose of calculating the Bank’s Sale Price (Bank’s Selling Price) is up to 24.00% per year.

Tenure: 10 years (120 months)

Profit Rate: 4.2% p.a.

n = 120 - 60 = 60 months

N = 10 years (120 months)

PM = (RM50,000 X 4.2% X 10 years) : RM21,000

Rebate (Ibra’)

:

[60 (60 + 1) / 120 (120 + 1)] X RM21,000

= RM5,293.39

Total payable amount after Rebate (Ibra’)

:
